Connecting power and land
to AI demand.
We are continuously looking for AI data centre sites and power in Japan. What we bring is the demand side — the GPU supply, the customers, the operating model and a long contract. What we are looking for is the supply side.
Any one of these is a conversation.
Land & real estate
Industrial land close to the grid, or existing warehouses and plants.[◯◯ MW] of load is the scale we are looking for. Tell us the zoning, floor loading, access route and what the neighbours are like.
Power
Generators and storage operators holding self-consumption schemes, corporate PPAs or grid connection capacity — operating assets or projects in development.
Data centre operators
Operators able to sustain ≥30 kW per rack and hold closed-aisle intake at ≤27°C. Room to retrofit for liquid cooling is a plus.
Investment
Equipment investment and project finance through an SPV. We assess it in the same framework as the group's renewable investments.
What we bring.
- Demand and a long contract — Customers for AI compute, on multi-year committed capacity agreements. We are not looking to fill empty racks opportunistically — we fill them under contract.
- The capital equipment — GPUs, fabric and storage are procured and owned by us. You do not need to bring the equipment.
- The operating model — 24×7 monitoring and first response, an acceptance standard and an SLA. The operating discipline is ours.
- Power-side practice — The parent has been investing in solar plants and battery storage since 2020. You will not have to explain the power side to us.

First contact
Area, the load you think it can carry, and the state of the grid connection. Those three are enough for a first read.
NDA and the standard
A mutual NDA, then we issue the full data centre qualification standard.
Site assessment
You complete the response sheet against the standard, and we visit. We assess power, cooling, logistics and regulatory in parallel.
LOI and terms
A letter of intent, then we work through lease terms, the construction schedule and the power timeline.
Land, power, data centres and capital
Tell us the area, the load you think the site can carry, and the state of the grid connection. We reply within 48 hours and, where it makes sense, move into detailed assessment under NDA.
